How do I setup pricing for my listings?

Here are the different pricing options you can apply to your listings.

Basic pricing
You can set up a basic nightly rate for your listing. If you don’t set any pricing customisations, this will apply to all the days in your calendar. You can also set up a different pricing for weekends that will apply to all the weekend dates on your calendar. It’s up to you to customise which combination of days (Friday, Saturday and Sunday) is covered by weekend pricing. 

To set up:

  1. Go Edit Listing from the Manage Listing page. 
  2. Click on the Pricing and Terms tab. 
  3. Enter the nightly and weekend rates under the Basic Pricing section. You can also select which days to apply the weekend pricing. Then click Save.


Long-term pricing 
You can easily offer more competitive rates for weekly (7 nights or longer) or monthly (28 nights or longer) reservations. Your weekly or monthly price will override any specific pricing set on the calendar.

For any additional nights beyond a week or a month, we will apply a pro-rated nightly rate based on your long-term pricing. 

For example: If you have set your basic pricing at $100 and weekly pricing at $350, a 10-night reservation will be $500 ($50 x 10 nights) and not $650 ($350 + $100 x 3 additional nights).

To set up:

  1. Go Edit Listing from the Manage Listing page.
  2. Click on the Pricing and Terms tab.
  3. Enter the weekly or monthly rates under the Long-term pricing section.  Then click Save.


Custom weekly/monthly pricing
If you want to set a custom price for a specific week or month, use this option. You can apply this pricing to account for seasonality, festivals or local events. Your custom weekly or monthly pricing will override any nightly, weekly, monthly pricing as well as any specific pricing set on the calendar. 

For any additional nights beyond the specific week or month, we will apply a pro-rated weekly or monthly pricing (if available). If not, the basic pricing will be applied to the additional nights.

For example: If you have set your basic pricing to $100 and your custom weekly (Dec 29 to Jan 4) pricing to $1400, a reservation from Dec 29 to Jan 6 will be $1500 ($1400 + $100 x 1 additional night).

To set up:

  1. Go Edit Listing from the Manage Listing page.
  2. Click on the Advanced tab.
  3. Enter the custom weekly or monthly rates. Then click Save.


How is the monthly rate calculated?

  1. Divide the monthly price by the number of nights in the month to get the nightly rate.
  2. Multiply the nightly rate by the number of nights of the reservation. 
  3. Repeat steps 1 and 2 for each month of reservation (if reservation spans multiple months).
  4. Add the result together for each month.


For example:
If you set your monthly rate for August to $3100 and your September rate to $1500, a reservation for August 2 to September 3 will be $3100 [(3100 / 31) * 30] + [(1500 / 30) * 2 additional nights].
