How to compare your listing?
- Look for similar property type (e.g. 2 Bedroom Apartment) in your city or neighborhood
- Check the number of guests your competitors can accommodate
- Compare amenities: do you offer any unique amenities (e.g. hot tub)?
- Compare location: are you close to a train station or situated in a very popular place?
Adjust your pricing based on the seasonality
It is important to adjust your pricing based on high and low seasons, special events happening in your city or town, as well as other listed properties in your area. Special events like music festivals and sports tournaments can create a spike in demand and can even fetch up to 3x the usual demand. However, it is also important to note that it's not always about raising your prices, it's how to price effectively to attract more bookings!
Charge a reasonable cleaning fee relative to your listing's pricing. You can check out what other hosts charge. This will give you a good idea of what the best fee is.
Additional guests fee
Charge additional guest fee only for extra headcount.
Charge a reasonable amount for the security deposit. Note that the security deposit will not be supported in HomeAway's payment platform but should be arranged with your guest upon check-in.
